Be prepared

Document Checklist

Every loan is different, but these are the documents most borrowers are asked for. Having them ready helps your loan move faster.

Income

  • Pay stubs covering the most recent 30 days
  • W-2s for the last two years
  • Federal tax returns for the last two years (all pages)
  • Self-employed: business tax returns and a year-to-date profit and loss statement
  • Award letters for Social Security, pension, or disability income, if applicable

Assets

  • Bank statements for the last two months (all pages)
  • Retirement and investment account statements
  • Gift letter and documentation, if gift funds are used
  • Earnest money deposit receipt

Identity and Other

  • Government-issued photo ID
  • Current mortgage statement and homeowners insurance, if you own property
  • Divorce decree or child support documentation, if applicable
  • VA Certificate of Eligibility or DD-214, for VA loans

Construction and Renovation

  • Builder or contractor contract
  • Plans, specifications, and cost breakdown
  • Contractor license and insurance information

Common Mortgage Questions

What is the difference between pre-qualification and pre-approval?

Pre-qualification is an early estimate based on information you provide. Pre-approval goes further: your credit is reviewed and your income and asset documents are verified, which gives you a stronger position when you make an offer.

How much do I need for a down payment?

It depends on the loan program, the property, and your qualifications. Some programs allow smaller down payments than many people expect. Heather will walk you through the options that fit your situation.

What credit score do I need?

Requirements vary by program. Heather can review your credit and explain which programs you may qualify for, along with steps that may help you improve your options.

What are closing costs?

Closing costs are fees for services involved in your loan, such as appraisal, title, and lender fees. You will receive a Loan Estimate that itemizes these costs after you apply.

How long does it take to close?

Many purchase and refinance loans close in about 30 to 45 days, depending on the program and how quickly documents are provided. Construction and renovation loans have additional steps, and Heather will give you a realistic timeline up front.

Should I get pre-approved before I start looking at properties?

Yes. A pre-approval helps you understand your budget and shows sellers that you are a serious, qualified buyer.
